RELEASE OF INFO

What information am I releasing?

Current privacy laws prohibit us from looking at any private information such as your credit history.  The Release of Information authorization is used by the screening company to access your records.  Your information is confidential and treated with the utmost care.  Your signature at the bottom of the application as verbiage authorizing us to do the background check.

CREDIT CHECK

What do you look for when you check my credit?

There are many factors that can affect your credit such as divorce, medical events, or job loss.  What we look for is your history of paying your bills on time, up to the event in question;  We look to see if there are any legal judgments against you where your check may be garnished which would affect your ability to pay.
CREDIT CHECK FEE

What is the fee used for?

We only charge for the actual cost of the background checks that are done.  We use a company called Western Reporting.  We do NOT make any money on Credit Checks.

DEPOSIT

How much of my deposit can I get back?

Per your lease agreement part of your deposit is refundable and part is for cleaning.  There is a table that lists how much we charge for things that we may need to clean which will be deducted from the refundable portion.  You can reference the lease agreement here

SMALL PETS

What is the pet size limitation?

We accept small pets up to about 25#.  Anything above that we take into consideration the pet type; disposition of the pet; age of the pet.  An additional deposit my be required.  Each larger pet will be considered on a case by case basis.  There is a TWO pet limit.

PET RENT

What is Pet Rent?

Just as your rent covers some of the expenses incurred by people living there the Pet rent helps to cover the additional wear and tear from pet occupancy.  Damage caused by pets such as scratched up doors or chewed on wood work will come out of your deposit.  Pet Rent is designed to help cover premature carpet replacement; duct cleaning; restoring the yard etc.

Why should I rent from you when the guy down the street is $50 cheaper?

Price is only one thing to consider when shopping for housing.  Location is probably of greater importance than price.  Is it close to schools, shopping, or work?  Is it in a safe neighborhood?   What about the crime rate around this house?  Are there any sex offenders in my neighborhood.  Obviously this could change and we recommend you check where ever you plan on living.  We considered all these things when we purchased our properties. 

Another question you need to ask yourself is: Have the houses I am looking at been Meth Tested?  PSA Rentals tests our rentals before each new tenant.  Your health and safety is our concern.

Our Philosophy: In order to get great tenants we need to be great property managers.  The Utah Housing Association teaches good landlord classes which we attend.  These classes help us be better property managers and inform us of our and your rights as tenants.  They teach us the benefits of maintaining the property in good condition and how to respond to service requests in a timely manner.

Price wise we are just above mid market.  Quality of house you get for the money is phenomenal.  We have excellent properties that are well maintained.  There is very little to compare to and we suggest you look around a bit so you will recognize what you have once you visit one of our properties.  We look forward to your call.
